Seven Mills has been designed so that every home is no more than 2 minutes away from beautiful open green space. As well as natural hedgerows, you’ll find 11 parks and 30 children’s play spaces of different sizes and designs. The canal is on your doorstep with a choice of walkways and cycleways, and it’s all just a hop, skip and a jump from Dublin’s bustling city centre.
Scheduled to be fully built by 2030, things are already moving at a great pace at Seven Mills. Building work started in January of 2023, and our first residents were here in time for Christmas. The first parks and playgrounds also opened in 2024. When it’s complete, Seven Mills will feature 12 parks of different sizes and 10 playgrounds, with green spaces amenable to everyone. Sites for eight schools, across primary and secondary have been ring-fenced in The Clonburris Strategic Development Zone (SDZ) which is the wider development around Seven Mills. These will be commissioned, developed and built by the Department of Education as the town progresses. The first crèche is planned to open before the end of 2024 and there are plans for at least 9 more.

To put the scale of Seven Mills into context, it will be similar in size to Maynooth. However, rather than being developed over centuries, our goal is to fully complete this new town by 2030. That’s why you’ll see around 700 people on site every day working on all aspects of the project, building between 750 and 1,000 homes each year. The project is supported by approximately €200m worth of urban regeneration development funding and is a significant development in terms of infrastructure for the wider area.

Seven Mills will be a new town where residents can enjoy access to all amenities you’d expect in a town, from creches, schools and healthcare facilities, to restaurants, shops and leisure.
Set in 225 acres of lush green space it will include seven parks, smaller green areas, playgrounds close to every home, and it will be pedestrian and cyclist friendly, with plenty of walkways and cycleways – including a cycleway direct to Dublin city along the Grand Canal Greenway.
There are two train stations serving Seven Mills – Clondalkin Fonthill and Kishoge with direct lines to Heuston Station (12 minutes) and Pearse Station (34 minutes).
Regular buses also run from Clondalkin Fonthill to Lucan in one direction and to the LUAS stop at Red Cow for travel to the city centre.
We have a partnership with Go Car and a shared electric bike scheme in the plans.
There is also a cycleway along the Grand Canal Greenway which will get you into the city in about 25 minutes.
The infrastructure necessary is in place for operation of the DART + South West Service which will provide 23 trains per hour from Seven Mills to the city centre, and will be delivered by Irish Rail and the government pending final planning permission.
Every home in Seven Mills will be within a 10 minute walk of a train station.
There will be parking spots near each house as well as limited parking spaces available with some apartments.
There will be GoCar and Bike Sharing stations at Seven Mills for complete flexibility.
