Although Seven Mills is being built on a greenfield site, it benefits from lots of local infrastructure including great public transport links and easy access to the M50. It’s located close to the towns of Clondalkin and Lucan, both of which offer excellent choice across all amenities.
Both towns offer an extensive range of primary and post-primary schools including multi-denominational, vocational and Irish language schools.
And you’ll never be short of something to buy with a great selection of local shops complemented by international brands in both Liffey Valley and the Mill Shopping Centres.
If it’s entertainment you’re after, you’ll find plenty of nearby places to eat and drink, plus music venues, theatres, and the Vue Cinema at Liffey Valley.

Scheduled to be fully built by 2030, things are already moving at a great pace at Seven Mills. Building work started in January of 2023, and our first residents were here in time for Christmas. By the end of 2024 we expect that more than 1000 people will be living in this brand new town. The first parks and playgrounds also opened in 2024. When it’s complete, Seven Mills will feature 12 parks of different sizes and 10 playgrounds, with green spaces amenable to everyone. Sites for eight schools, across primary and secondary have been ring-fenced in The Clonburris Strategic Development Zone (SDZ) which is the wider development around Seven Mills. These will be commissioned, developed and built by the Department of Education as the town progresses. The first creche is planned to open before the end of 2024 and there are plans for at least 9 more.

The range of home types available will make it easy for everyone to find the home of their dreams, from young people starting out and families looking for more space, to older people who might be ready to downsize.
Liffey Valley Shopping Centre offers shopping and leisure nearby as do Lucan and Clondalkin and the plan for Seven Mills includes over 180,000 sq ft of retail space throughout the development, which will be filled with a variety of shopping and dining options in time.
There will be at least 10 playgrounds around the new town of Seven Mills, so children will have places to play close to their home, many smaller green play areas, and parks with further sports facilities.
There is one creche already built and ready for an operator to complete the fitout with plans for at least three more to be completed in the future and also made available to independent operators.
Within Seven Mills there are over 12.5km of walkways and cycleways to keep residents active – and a wide selection of children’s playgrounds throughout the town.
Included in the planning are eight schools including both primary and secondary. The sites for these have been agreed and ring-fenced and will be commissioned and developed by the Department of Education. There is also a post primary school open in nearby Clonburris and a number of primary schools open nearby.
Seven Mills will be a live-work town with over 300,000 sq.ft of LEED registered commercial space built in.
It is estimated the commercial space in Seven Mills will help create around 10,000 jobs.
There are many big employers in nearby Citywest Business Campus, the Naas Road Corridor and Grange Castle and beyond, including Pfizer, Microsoft, Edgeconnex, Takeda, Grifols, Western. People working in Dublin city centre can get easy access by train in as little as 12 minutes (Heuston Station).
Services and infrastructure at Seven Mills are put in place as each phase is being built, so power and water supplies, roads, pavements and street lighting are operational as the homes are completed and before residents move in.
